What sash window repair costs, and what drives the price
Sash window repair is priced per window, not per house, because two windows in the same room can need very different work. The cost is driven by five things: how much timber has to be replaced, the size and type of window, how many you are doing at once, how we reach them, and whether we finish them or your decorator does.
Why nobody can quote you properly over the phone
Rot is invisible until the paint comes off. A window that looks sound from the street can have a bottom rail that crumbles when the putty is stripped, and a window that looks finished can need nothing but new cords. Any firm quoting a fixed price without seeing the window is either padding the price to cover the worst case or will come back to you with extras once the sashes are out. We quote per window after a survey, itemised by task, so you can see what each part costs and take things out.
The five things that move the price
- 01Timber. Splicing a new section into a bottom rail or cill is the single biggest variable. A full overhaul with no rot costs considerably less than one where both rails and the cill need cutting out and replacing.
- 02Size and type. A large Victorian two-over-two takes less work than a Georgian six-over-six of the same size, because every glazing bar is another joint to repair and another four panes to reputty.
- 03Number of windows. The first window on a job carries the setup; the tenth does not. Doing a whole elevation at once costs less per window than doing them one at a time, which is why we quote the whole house and let you phase it.
- 04Access. Most sash window work is done from inside, which is what keeps scaffolding off most jobs. Where a window cannot be reached from inside, including casement windows, which open outwards, access adds cost.
- 05Finish. Priming and hand-painting inside and out adds to the quotation. Leaving the sashes keyed for your own decorator reduces it.
What costs less than people expect
Draught-proofing is the cheapest thing we do and usually the one that makes the most immediate difference. It is fitted while the sashes are out, so adding it to a restoration costs far less than booking it separately later. The same is true of glazing upgrades.
