Replacement sashes and windows

When a sash window is beyond repair we replace it with a new timber sash, or a complete box sash window, made to the original profile and glazing pattern.

Our replacements are made by Barnsbury Joinery, the manufacturing studio of our group, and fitted by the same team that surveyed the window. Most replacements are single sashes into the original box; whole-window replacement is rarer than people expect.

Three levels of replacement

  1. 01New sash into the original box. The frame stays; one or both sliding sashes are made new. This is the most common and the least disruptive.
  2. 02New box sash window, like for like, only when the box has failed. Made to the original section, horn and glazing bar pattern so it is indistinguishable from the street.
  3. 03New window with slimline double glazing. Where consent allows, a new sash made to take a slim sealed unit while keeping the original sightlines.

Cost and time

We quote per sash or per window after a survey. Manufacture lead times are set out in the quotation.

Consent

Replacing a window with one of similar appearance on a house in a conservation area does not by itself need planning permission, unless an Article 4 direction covers the address. In a listed building it needs listed building consent. We tell you which at the survey. Where an application needs drawings, we can prepare them. That is separate work and we quote for it.

Common questions

Why not replace everything with new double glazed sashes?01

Because most original sashes can be repaired, and their timber is denser and more stable than anything we can buy today. Where you want double glazing, slim units fitted into your existing sashes usually keep the original window and its sightlines, and avoid the consent that replacement often needs. We replace only what is past saving.

Can you match the original mouldings and horns?02

Yes. Each replacement is bespoke, made to order to the original section, horn and glazing bar pattern, so it is indistinguishable from the street.

How long will a new timber sash last?04

A timber sash fails through its paint first, so its life depends above all on keeping the paint and putty in good order. The timber specification and the guarantee for your new sashes are set out in your quotation.
