Questions we are asked
Plain answers to the questions we are asked most.
Sash windows, surveys and the work
Can my sash windows be repaired rather than replaced?01
Almost always. Rot is usually confined to the lower rail and cill, which we cut out and splice with new timber. The rest of the window, often 150 years old, is sound. Replacement is the exception, and we tell you at the survey if it applies.
How much does sash window restoration cost in London?02
It depends on the condition and size of each window, so we quote per window after a survey rather than from a price list. The quotation is itemised, so you can see what each part of the work costs and choose what to include.
Do you work in conservation areas and on listed buildings?03
Yes. Repair and draught-proofing rarely need consent. Double glazing and replacement sometimes do, depending on the borough and whether the building is listed. We advise at the survey. Where an application needs drawings, we can prepare them. That is separate work and we quote for it.
How long does the work take?04
It depends on the property and on what each window needs, and we agree the timing with you before work starts. We sequence the work room by room so the house stays usable.
Do you guarantee the work?05
Draught-proofing carries a five-year guarantee, provided the seals have not been damaged by a third party, adjusted or tampered with. The guarantee on other work is set out in your quotation.
Do you do casement windows?06
Yes. The same approach applies: we repair the original timber, splice in new where it has rotted, reglaze and refinish. Casements are draught-proofed with compression seals rather than brush seals.
Can you match the original glass?07
Yes. We keep original glass wherever it is sound, and where a pane has to be replaced we source crown and cylinder glass from salvage and specialist suppliers.
Do you work for landlords and managing agents?08
Yes. We carry out block-wide surveys and plan the work as a phased programme, with a written quotation itemised by window. That lets you schedule the work around tenants and budgets.
How far do you travel?09
We cover the areas listed on our areas page and the surrounding boroughs, across central and north London and south of the river as far as Balham and Wandsworth. Hertfordshire is served by our sister studio, Sash Restoration Hertfordshire.
Do you offer a free digital survey?10
Yes. You send photographs of your windows through the contact form or WhatsApp, and we assess them and send a written quotation. Everything is confirmed on site before work starts.
Are you insured?11
Yes. We carry public liability insurance, and the details are available on request.
What is the difference between sash window restoration, refurbishment and renovation?12
In our quotations they describe different amounts of the same work. Refurbishment is putting a sound window back in order: cords, beads, easing, rebalancing and redecoration. Restoration includes cutting out and splicing rotten timber, reputtying and reglazing. Renovation is the general word for bringing a window in poor condition back into use without replacing it. We quote per window for what the window needs, itemised by task.
