Kennington's windows
Cleaver Square is among the oldest squares south of the Thames, and the stock-brick terraces around it and along Kennington Road and Kennington Park Road have six-over-six and margin-paned sashes. The Victorian streets toward the Oval have two-over-two sashes with horns. The Duchy of Cornwall's estate, built from 1913, is neo-Georgian: stock brick, six-over-six sashes and trellis porches under lead canopies. Each type fails in its own way, but most of what we find is ordinary wear: broken cords, rotten cills and sashes painted shut. Kennington Lane adds early-nineteenth-century terraces of the same type, and many Georgian houses keep internal shutters and some old glass.

Kennington's windows come in three distinct types: the Georgian six-over-six and margin-paned sashes around Cleaver Square, the horned two-over-two sashes of the Victorian streets toward the Oval, and the neo-Georgian six-over-six sashes of the Duchy of Cornwall's estate. Most of what goes wrong with them is ordinary wear, broken cords, rotten cills and sashes painted shut, so restoration is the bulk of the work.
Lambeth's conservation area statement treats margin-paned and Georgian sashes as part of the area's character, so where a sash cannot be saved, we make the replacement in timber to the same pattern. Many Georgian houses here keep their internal shutters and some old glass, and both are worth looking after while the windows are being overhauled.

Yes. Most of the time the original can be repaired. Where a sash is past saving, the replacement is made to the original profile, with the narrow margin panes and glazing bars matched, so it reads as part of the terrace.

Yes. The neo-Georgian houses and flats around Courtenay Square and Denny Crescent have small-paned sashes that respond well to repair and draught-proofing. We check at the survey whether the building is listed or carries any covenant that affects the work. The Duchy houses were built to a high standard, and most of their windows need repair rather than replacement. Where flats are let, we arrange access with the landlord or managing agent.
