Sash window repairs and restoration in Walthamstow

We restore, repair and draught-proof timber sash windows in Walthamstow and in Walthamstow Village, Lloyd Park and Higham Hill. The housing runs from Georgian and early-Victorian houses around Orford Road to the late-Victorian and Edwardian terraces and paired flats built by the Warner company. Walthamstow Village is a conservation area with an Article 4 direction.

Walthamstow's windows

Walthamstow Village keeps the oldest buildings: the houses around St Mary's church and the Georgian and early-Victorian houses on Orford Road, with smaller-paned sashes. Most of the rest of Walthamstow is late-Victorian and Edwardian, and much of it was built by the Warner company, whose Warner flats look like terraced houses but contain an upper and a lower flat behind paired front doors. Their windows repeat from street to street, so a mismatched replacement stands out. Rotten cills, broken cords and sashes painted shut are the usual faults. Where original doors and coloured glass survive, we protect them while the windows are out.

What matters most in Walthamstow

The Warner flats are what make Walthamstow different. They look like terraced houses but hold an upper and a lower flat behind paired front doors, and their windows repeat from one street to the next. Because they repeat, a replacement that does not match stands out at once, so where a sash has gone too far, replacement has to copy the original pattern exactly, and in the Article 4 areas it may also need permission.

Rotten cills, broken cords and sashes painted shut are the usual faults, and restoration answers all three while keeping the original sash. The older houses in Walthamstow Village and on Orford Road, with smaller-paned sashes, get the same treatment, and original doors and coloured glass are protected while the windows are out.

Conservation in Walthamstow

Walthamstow Village and Orford Road are conservation areas, with Lloyd Park and Leucha Road nearby, and parts of the area are covered by Article 4 directions. Our guide to conservation areas and Article 4 directions explains how it works. Check your own address on Waltham Forest Council's conservation area and Article 4 map, and we will go through what your windows need at the survey. Where an application does need drawings, we can prepare them. That is separate work and we quote for it.

Questions

Common questions

I live in a Warner flat. Can my windows be restored?01

Yes. We can repair and draught-proof the sashes in either flat on its own, and match the profiles and paint so the pair still reads as one house from the street. If both owners want the work done together, we survey the pair and quote each flat separately. Warner flats are often let, and we can arrange access through the landlord or agent. See restoration.

Does the Article 4 direction in Walthamstow Village stop me repairing my windows?02

No. Repair, re-cording and draught-proofing are not alterations. The direction matters if you want to replace or change the windows, and we advise at the survey on whether permission is needed. If a sash really is past saving, a matching replacement can be made. Where an application needs drawings, we can prepare them. That is separate work and we quote for it.

Do you cover all of Walthamstow?03

Yes: Walthamstow Village, Orford Road, Lloyd Park, Higham Hill, Blackhorse Road and the St James Street side, and on to Leyton and Leytonstone. Send photographs for a free digital survey; we confirm on site before work starts.
